I jointly co-own a DDA residential flat along with my husband in Delhi's Dwarka area. Both of us are registered as equal partners in it. The flat has been rented out and we are filling-in the details in the MCD property submission online form accordingly. i.e., Putting the 'Occupancy Factor' as 2 since it is rented out.Team Bricks-n-Mortar replies...
However, while filling-in the form, the online automatic calculations in the MCD property tax website is not factoring in the Rebate for Women Ownership part, and is only factoring in the 'lumpsum 15% rebate' for submission before 30th June 2011. Despite filling the details again and again, I'm not able to comprehend.
Please help and guide ASAP as we do not want to be delayed beyond 30 June and miss the 15% rebate also.
Dear Mrs. Deshpande,
Thanks for writing-in to us. The details you have sent to us correctly depicts that you have rented out your jointly owned flat because of which you are correctly filling out the occupancy factor as also 2.
Please note that it because of this fact only (that your flat is rented out) that you are not being allowed to avail the Rebate offered to Women property owners. This particular rebate is offered to -- 1) Senior Citizens, 2) Women, 3) Physically Handicapped; 4) Ex-Servicemen -- only and only if the property is wholly Self Occupied and is for residential use.
Since you are not using the property for self habitation, you are not allowed to avail the applicable rebate for women property owners. Hope you are clear in this issue now, and would proceed paying the property tax before the deadline of 30th June 2011 so as to avail at least the 15% lumpsum discount.
